Welcoming Bed and Breakfast Accommodation in Swanage, Purbeck, Dorset
Rates quoted are per room (maximum two people), per night, including breakfast. We ask for a deposit equivalent to one night’s stay at the time of booking, by cheque, debit/credit card or BACS transfer. The balance is payable by credit/debit card or BACS transfer 7 days before the date of your stay.
The rate quoted is correct only for the specific number of nights, guests and dates shown. Should you change any of these details then the rates may be subject to change.
We are not able to accommodate pets at this property.
Acceptance of Children
We are not able to accommodate children at this property.
Cancellation and Insurance
By making your booking, our agreement is a legal contract and your deposit is non-refundable. If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.
If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a 10% administration fee.
Please note that your deposit is not refundable under any circumstances. We would recommend that you take out cancellation insurance to cover this cost.
Non-availability of Accommodation
We will only cancel your holiday if your accommodation becomes unavailable for reasons beyond our control. We will however attempt to offer you alternative accommodation dates. If this is not possible, or is unacceptable to you, then we will refund all monies paid by you for the holiday. Our liability will not extend beyond this refund.
Your accommodation will be available after 2pm on the day of arrival. If you will arrive after 7pm please contact us in advance to arrange an arrival time. Your room may not be ready if you arrive earlier than the agreed time.
Late arrival procedure
Please ensure you contact us in advance to let us know if you will be arriving outside the above hours. Failure to notify us may result in the room being re-let or the full cost of the room being charged to your credit card.
Please vacate your room by 11.00 am on the day of departure, unless otherwise arranged.
Conditions of stay
We reserve the right to terminate your booking immediately without being liable for any refund or compensation if guests engage in unacceptable behaviour that causes a disturbance or nuisance to other guests.
3 Quarters is a non-smoking establishment, both inside and outside the property. Any guests found to be in breach of this policy will be asked to leave immediately, being deemed to be in breach of the conditions of stay as shown above. We also reserve the right to charge an extra night’s stay if the room has to be specially cleaned and aired before it is suitable for use by another guest.
Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages, which you cause, to the accommodation or its contents. All we ask is that you report any incidents as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge if you do not report this.
We ask that guests take special care of door keys during their stay. If keys are lost or not returned at the end of your stay, it will be necessary to change locks and replace keys and the cost of this will be chargeable.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
